These terms apply to your use of alphapropertieseg.com and of ALPHI, ALPHA’s AI property advisor, on the website, WhatsApp and phone. The site is operated by ASP Real Estate Marketing, trading as ALPHA SIGNATURE PROPERTIES, a one-person limited liability company registered in Egypt (commercial register no. 183811, Cairo Investment), registered office Building 5, Zizinia compound, Fifth Settlement, New Cairo, with offices at SODIC EDNC, Building 4, office 04-01-01, New Cairo. By using the site you accept these terms and our Privacy Policy.
1. Information, not an offer
Projects, listings, prices, payment plans, delivery dates, maps and market figures on this site and from ALPHI are for general information. They are indicative, may change at any time without notice, and are not an offer or a binding commitment. Off-plan (“Primary”) projects are sold by their developers; ALPHA acts as a broker. The developer’s or seller’s official documents and the signed contract always prevail. An ALPHA advisor confirms the current price, availability and terms before you reserve or pay.
2. No professional advice
Nothing on the site or from ALPHI is legal, tax, financial, investment or immigration advice (including on residency or Golden Visa eligibility). Past performance, rental yields and growth figures are not a promise of future results. Please take independent advice before you commit.
3. ALPHI
ALPHI is an artificial-intelligence assistant. It can misunderstand or make mistakes, so please check important information with an ALPHA advisor. Conversations are recorded and stored as explained in the Privacy Policy. Do not use ALPHI to send sensitive data such as card numbers or passwords, and do not use it for unlawful, abusive or automated purposes. You can ask for a human advisor at any time.
4. Documents and brochures
Brochures, floor plans, payment plans and price lists belong to their developers. We share them after you register, for your personal use in deciding on a property. You may not copy, resell or publish them, or remove their marks.
5. Be The ALPHA partners
Joining the Be The ALPHA broker network is free. Commission shares, lead protection and payouts are governed only by the signed ALPHA partner agreement; the calculator and figures on the site are illustrative.
6. Holiday homes
Holiday-home stays and management are governed by the booking confirmation or the management agreement for that property.
7. Acceptable use
Do not misuse the site: no false information, no attempts to break its security, scrape it in bulk, overload it, or upload harmful files. We may block access that breaks these terms.
8. Intellectual property
The ALPHA, ALPHA SIGNATURE PROPERTIES, ALPHA FUSION PROPERTIES and ALPHI names, logos, texts, designs, maps and data on this site belong to ALPHA or its licensors. Developer names and logos belong to their owners.
9. Links and third parties
Links to developers, maps or other sites are for convenience. We are not responsible for their content, availability or privacy practices.
10. Liability
We work to keep the site accurate and available, but we provide it “as is” and do not guarantee that it is complete, current or uninterrupted. To the extent the law allows, ALPHA is not liable for losses arising from reliance on information on the site or from ALPHI without confirmation from an ALPHA advisor, or for indirect losses. Nothing in these terms limits liability that cannot be limited by law.
11. Law and courts
These terms are governed by the laws of the Arab Republic of Egypt, and the courts of Cairo have jurisdiction, without prejudice to any mandatory rights you have under the law of your country.
