This policy explains how ASP Real Estate Marketing, trading as ALPHA SIGNATURE PROPERTIES (“ALPHA”, “we”, “us”) collects and uses personal data when you use alphapropertieseg.com, talk to ALPHI (our AI property advisor), message or call us, request documents, apply to Be The ALPHA, or use our holiday-home services. ALPHA works across Egypt and the UAE together with its sister company ALPHA FUSION PROPERTIES L.L.C in Dubai; both apply this same policy.

1. Who is responsible

The data controller for this website is ASP Real Estate Marketing, trading as ALPHA SIGNATURE PROPERTIES, a one-person limited liability company registered in Egypt (commercial register no. 183811, Cairo Investment), registered office Building 5, Zizinia compound, Fifth Settlement, New Cairo, with offices at SODIC EDNC, Building 4, office 04-01-01, New Cairo. 2. What we collect

• Contact details you give us – name, phone / WhatsApp number, e-mail, country, and anything you write in a form or message.
• What you are looking for – market, area, budget, unit type, timeline, payment method and similar details you share with us or with ALPHI.
• Document requests – which brochures, floor plans or payment plans you asked for, and when.
• ALPHI conversations – the text of your chat, and for voice conversations the audio recording and its transcript, plus the details ALPHI notes (for example your name, number, market and budget).
• WhatsApp and phone calls – messages you send us, and recordings of calls with ALPHI, which tells you at the start that the call may be recorded.
• Be The ALPHA applications – for brokers: name, contact details, company, market, sales record, and the documents you upload (ID or passport; for companies the trade licence or commercial register, VAT certificate, tax card and the owner’s ID).
• Holiday homes – for owners: property and payout details; for guests: booking, stay and contact details handled through our booking system.
• Contracts – details needed to prepare and sign agreements electronically.
• Technical data – IP address, device and browser type, pages visited and cookies (see section 7), and security logs that protect the site against attacks.

Please do not send us bank card numbers, passwords or similar sensitive data through the chat, forms or WhatsApp. Broker documents are accepted only through the secure Be The ALPHA form.

3. Why we use it

• To answer your enquiry, recommend suitable properties and send the documents you asked for.
• To arrange viewings, reservations and contracts with developers, sellers or landlords on your behalf.
• To review and manage broker applications and the partner relationship, including commission.
• To manage holiday-home bookings, stays and owner reporting.
• To keep you informed about launches and offers – only if you agreed or are an existing client, and you can stop this at any time.
• To improve ALPHI and our service (checking conversation quality and accuracy), to measure how the website is used, and to protect it against fraud and abuse.
• To meet legal, tax and regulatory obligations, including anti-money-laundering checks where the law requires them.

We rely on your consent (which you can withdraw at any time), on steps you ask us to take before or under a contract, on our legitimate interest in running and protecting our business, and on legal obligations.

4. About ALPHI, our AI advisor

• ALPHI is an artificial-intelligence assistant, not a person. It answers from ALPHA’s own files and market data and can make mistakes.
• Prices, availability, payment plans and market figures ALPHI gives are indicative. An ALPHA advisor confirms them before you decide; the developer’s or seller’s official documents and contract prevail.
• ALPHI does not give legal, tax, financial or investment advice and never guarantees returns.
• Your conversation is recorded and stored as described in this policy. You can ask for a human ALPHA advisor at any time.

5. Who we share it with

We never sell your personal data. We share it only as needed with:

• our sister company ALPHA FUSION PROPERTIES L.L.C in Dubai and our advisors, when your request concerns the other market;
• developers, sellers or landlords you are interested in, when you ask us to arrange a viewing, reservation or purchase;
• Be The ALPHA partner brokers, only for a client they registered with us;
• service providers that process data for us: HubSpot (customer records), ElevenLabs and the AI language-model providers it uses (ALPHI’s chat and voice), Meta / WhatsApp (messaging), Google Analytics (website statistics), Guesty (holiday-home bookings), Docusign (electronic signatures), our e-mail provider, and Hostinger (website hosting);
• authorities, courts or advisers when the law requires it or to protect our rights.

6. International transfers

Some of these providers store data outside Egypt and the UAE, for example in the European Union or the United States. We use reputable providers that protect data with contractual and security safeguards, and we transfer only what is needed for the purposes above.

7. Cookies and analytics

We use cookies that the site needs to work, analytics cookies from Google Analytics and HubSpot to understand how visitors use the site, and the ALPHI chat widget. We do not use advertising or tracking pixels from social networks. You can refuse or delete cookies in your browser or through the cookie banner on this site; the site will still work, although some features may not remember your choices.

8. How long we keep it

• ALPHI chats, voice recordings and transcripts: deleted automatically after 1 year. Contact details and requests you gave ALPHI are copied to our customer records.
• Customer records and enquiries: for as long as we are in contact, then up to 3 years after your last contact, unless you ask us to delete them sooner.
• Broker application documents: while your application is reviewed and for the duration of the partnership; if an application is not accepted, deleted within 12 months.
• Contracts, invoices and commission records: for the period required by tax and commercial law.
• Security logs: for a short period, normally up to 90 days.

9. Your rights

Under Egypt’s Personal Data Protection Law No. 151 of 2020 and the UAE’s Federal Decree-Law No. 45 of 2021, you can ask to know what data we hold about you, receive a copy, correct it, have it deleted, restrict or object to its use (including marketing at any time), and withdraw consent. E-mail info@alphapropertieseg.com; we reply within 30 days and may ask you to confirm your identity. You may also complain to the data-protection authority in your country: in Egypt the Personal Data Protection Center, in the UAE the UAE Data Office.

10. Security

We protect data with access controls, encrypted connections, a website firewall, and private storage for broker documents outside the public website. No system is completely secure; if a breach affects you, we will tell you and the authorities where the law requires.

11. Children

Our services are for adults. We do not knowingly collect data from anyone under 18.

12. Changes

We may update this policy; the date at the top shows the latest version. Important changes will be announced on the website.
